Can Americans buy property at RED Mountain?

Yes. RED Mountain Resort and Rossland are exempt from Canada’s Foreign Buyer Ban and the Non-Resident Speculation Tax, making this one of the most accessible Canadian resort markets for US buyers.

How does the exchange rate work in my favour?

Purchasing in Canadian dollars means your US dollar goes further — giving you more home for your money compared to comparable US resort markets. Exchange rates fluctuate, so we recommend consulting your financial advisor, but the value advantage has historically been meaningful.

How do US buyers finance a purchase?

Several options are available: cash purchase, conventional Canadian mortgage financing, and US buyers accessing Canadian lenders (subject to approval). Down payments for non-residents are typically 25%. Corporate and trust purchases are also accepted. Financing options can vary by project and stage. No. Many of our US buyers have purchased remotely through virtual tours, digital document signing, and our sales team’s guided process. That said, we strongly encourage a visit — most people who come to RED understand immediately why owners keep coming back.

Are there restrictions on how I use or rent my home?

All RED Mountain Homes permit short-term and nightly rentals. There are no restrictions preventing US citizens from renting their property. We recommend consulting a cross-border tax advisor regarding US reporting obligations on rental income from foreign property.

How far is RED from the US border?

RED Mountain is approximately 2.5 hours north of Spokane, WA via Highway 395 — an easy drive that makes spontaneous long weekends very doable.
